March 2025 Housing Market Stats

If you’ve been thinking about making a move or getting into the market, now might be a good time to explore your options. The latest stats from TRREB show some encouraging trends for buyers across the GTA from lower home prices to improved affordability.


Here’s a quick snapshot:

* Home sales: 5,011 in March 2025 down 23.1% from March 2024

* New listings: 17,263 up 28.6% year-over-year

* Average price: $1,093,254 down 2.5%

* MLS® HPI benchmark: down 3.8%


According to TRREB President Elechia Barry-Sproule, expected interest rate cuts this spring, combined with more homes hitting the market, are giving buyers greater choice and negotiating power.


That said, many are still in wait-and-see mode. Recently announced trade tariffs and uncertainty around the upcoming federal election are making some households cautious. As TRREB’s Jason Mercer points out, people want to feel secure in their jobs before making long-term financial commitments.


For Sellers: While overall sales are down, correctly priced homes are still getting showings and selling in a reasonable timeframe. Buyers are active, especially when properties are well-presented and competitively priced in today’s market.

“Housing remains a top concern for Canadians,” adds TRREB CEO John DiMichele, and increasing the housing supply will be a key part of economic growth moving forward.

As shown, the number of active listings is returning to the normal pre-COVID range. As the gap between the Number of Active Listings and the Number of Transactions widens, we may see resistance to price increases.
